Allegan County shows median price gain for luxury homes,
review of Lakeshore quarterly real estate data shows
WEST MICHIGAN, Mich. — The number of luxury home listed for sale increased slightly in Ottawa County in the first quarter of 2026, outpacing median prices in Allegan and Muskegon counties, according to data compiled by the West Michigan Lakeshore Association of REALTORS® (WMLAR).
At the same time, median prices in Muskegon and Ottawa counties saw decreases, while Allegan County posted a median price gain.
WMLAR compiles sales data submitted to its Multiple Listing Service by more than 1,200 REALTOR® members. It’s the most comprehensive property database for the area, representing most residential real estate transactions.
Among the highlights for the first three months of 2026:
- Closed sales: 21 (down 34% vs. Q1 average 2025)
- Median sales price: $1.3 million (down 12% vs. Q1 2025)
- Total dollar volume: $31.12 million (down 48% vs. Q1 average 2025)
- Active Listings as of March 2026: 86 (down 3.4% vs. March 2025)
- Pending sales: 29 (down 22% vs. Q1 average 2025)
The data suggest a more measured selling pace entering the spring market.
“This is a strategic market, not a stalled one,” said Jon Broadbooks, CEO of the West Michigan Lakeshore Association of REALTORS®. “Luxury buyers are still active, but they’re being more deliberate.”

On average, it took 3.3 months to sell a luxury listing in the three-county area. It took 3.9 months on average last year.
