NEXT LEVEL REPLAY: From Offer to Close: Inspection Red Flags Every Agent Should Know with JW Inspections

WMLAR members recently joined a Next Level Success Webinar featuring John Wade, owner of JW Inspection Services of Michigan, for a practical discussion on inspection red flags and what agents should know during the inspection period.

Celebrating 25 years in business, JW Inspection Services completes more than 4,500 inspections each year across Michigan and maintains a database of more than 4.5 million inspection photos, giving their team deep insight into common issues found in homes throughout West Michigan.

During the session, Wade emphasized that home inspections are an important educational moment for buyers and agents alike. He strongly encouraged REALTORS®—especially newer agents—to attend inspections whenever possible to learn firsthand how inspectors evaluate roofs, foundations, electrical systems, and mechanicals.

Key Insights from the Webinar

Some of the most helpful reminders and tips included:

  • Prepare sellers ahead of time. When sellers understand the inspection process, it reduces stress and surprises during negotiations.
  • Not every “red flag” is a deal breaker. Many findings simply indicate maintenance items or future planning rather than immediate replacement.
  • Roofs, furnaces, and foundations require context. For example, furnaces often last longer than the commonly cited 20-year lifespan when properly maintained.
  • Electrical safety matters. Inspectors commonly flag issues such as missing GFCI protection in bathrooms or outdated panels like Federal Pacific equipment.
  • Experience matters in inspections. Wade noted that knowledge gained from years of field experience helps inspectors quickly identify issues and explain them clearly to clients.

The session also touched on additional services inspectors may offer, including well and septic inspections and camera scopes of sewer lines, which can provide buyers with additional insight into a property’s condition.

Ultimately, the biggest takeaway for agents was simple: knowledge reduces fear and confusion during the inspection period. When REALTORS® understand what inspectors look for and how to interpret common findings, they can better guide clients and help keep transactions moving smoothly from offer to close.

WMLAR’s Next Level Success Webinar Series continues to provide quick, relevant professional development opportunities designed to help members sharpen their expertise and better serve their clients.
