Protecting Your Business: The Rise of Fraudulent Listings

As real estate professionals, we pride ourselves on our ability to connect buyers and sellers, helping turn dreams into reality. However, a new challenge is emerging that demands our attention: an uptick in fraudulent listing attempts. These scams, often targeting vacant land or unoccupied properties, are becoming increasingly sophisticated, requiring REALTORS® to stay vigilant and proactive.

The Anatomy of a Scam
Fraudsters employ various tactics to deceive agents. Here are some common red flags to watch for:

  • Emotional Appeals: Scammers often fabricate stories about financial hardship or urgent medical needs to evoke sympathy and rush the transaction.
  • Lost Documentation: Claims of missing deeds or property records are frequently used to explain a lack of verifiable ownership.
  • Sight-Unseen Listings: Fraudulent leads often pressure agents to list properties without a physical inspection, citing convenience or urgency.
  • False Contact Information: Some fraudsters use publicly available details to impersonate property owners, making their stories appear legitimate.

Protecting Yourself and Your Clients
While these scams can be convincing, there are steps you can take to safeguard your business:

  • Verify Ownership: Always confirm that your client is the rightful owner of the property through public records or title verification.
  • Request Documentation: Ask for valid proof of ownership before proceeding with a listing agreement.
  • Insist on Property Visits: Avoid listing properties without physically inspecting them or meeting the purported owner in person.
  • Trust Your Instincts: If a lead seems too good to be true or something feels off, dig deeper.

Collaborate and Report
Protecting the real estate profession is a team effort. Share any suspicious experiences with your colleagues and report potential scams to your local association or authorities. Together, we can create a safer environment for both REALTORS® and clients.

Stay Informed, Stay Safe
Fraudulent listings pose a real threat to our industry, but by staying vigilant and practicing due diligence, we can protect ourselves and our clients. Remember: if something doesn’t feel right, investigate further. Your caution today could save you—and your clients—from significant challenges down the road.
