Stay Alert on Showings: A REALTOR®’s Guide to Safety

As a REALTOR®, showing properties is a regular part of the job. It’s exciting to match clients with their dream homes, but it’s also important to stay vigilant about your safety. Real estate professionals are often meeting new people in unfamiliar places, sometimes in isolated locations, and it’s crucial to prioritize personal security during showings.

Here are some essential tips to keep you safe while showing properties:

1. Trust Your Instincts – Your intuition is one of your strongest tools. If something feels off, don’t hesitate to act on that feeling. Whether it’s the behavior of a potential buyer or the location of the property, trust yourself. If you feel uncomfortable, consider rescheduling the showing or bringing a colleague along for support. It’s better to be cautious than to take unnecessary risks.

2. Share Your Schedule – Always let someone know your schedule and the address of the property you’re showing. Share your itinerary with a trusted colleague, family member, or friend. This way, someone is aware of your whereabouts and can check in if needed. In the event that something doesn’t go as planned, having someone else know your location is a critical safety net.

3. Stay Aware of Your Surroundings – When you arrive at a property, take a moment to assess your surroundings. Are there any unusual signs or sounds? Is the area well-lit? Knowing the layout of the property, including exits, can also provide an extra layer of security. Stay mindful throughout the showing and avoid distractions like your phone.

4. Use Technology to Your Advantage – Several apps are designed to enhance safety during showings. Consider using a GPS tracking app that allows someone to monitor your location in real-time. You can also use your phone’s “panic button” feature or an app designed for emergency situations. In addition, maintain a charged phone and keep it accessible at all times.

5. Meet in Public First – Whenever possible, arrange to meet potential clients in a public place before heading to the property. This allows you to get a sense of the person you’re meeting and gives you time to gauge their intentions. If a client is hesitant to meet in public first, it could be a red flag.

6. Avoid Overly Remote Locations – If a property is in a secluded area, take extra precautions. You may want to schedule the showing during daylight hours and bring a colleague along. It’s also wise to drive separately and park where you won’t be blocked in. Remote locations can be beautiful, but they can also present higher risks.

7. Trust Your Network – Stay connected with your fellow REALTORS® and share any concerns you might have about certain properties or clients. Your network is a valuable resource for information and support. If you’ve had a strange experience, others in your network may have encountered similar situations.

8. Exit Strategy – Always have an exit strategy in mind. Be aware of all exits and ensure that you’re never blocked in or trapped. Position yourself so that you can easily leave the property if you feel unsafe. It’s important to stay in control of the situation.

Being a REALTOR® often means working independently and meeting new people regularly, but that doesn’t mean you should compromise on your safety. By trusting your instincts, staying aware of your surroundings, and sharing your schedule with others, you can help protect yourself during showings. A few simple precautions can go a long way in ensuring your safety as you do what you love—helping people find their perfect home.

Remember, your safety comes first. No deal is worth putting yourself at risk. Stay alert, stay informed, and stay safe!
